DESCRIPTION:Brokerage Relationships\, Agency\, and Seller Disclosures: Understanding Maryland's Requirements\nTopic "H" | 3.0 Hours\nRequired for ALL licensees.Understanding financing is essential for helping buyers navigate today's real estate market. This course provides newly licensed REALTORS  with a practical introduction to residential mortgage financing and its impact on the transaction process. Participants will learn the role financing plays in determining a buyer's purchasing power\, how to interpret prequalification and preapproval documentation\, and the importance of complying with the Real Estate Settlement Procedures Act (RESPA).The course explores the fundamentals of FHA\, VA\, conventional\, USDA\, Maryland Mortgage Program\, and renovation loan products\, including key qualification requirements\, down payment options\, credit considerations\, and appraisal standards. Attendees will also gain insight into evaluating lender communications\, advising buyers on responsible mortgage shopping\, and understanding financing contingencies within the sales contract.Through real-world examples and transaction scenarios\, students will learn how financing decisions affect contract negotiations\, contingency management\, and successful closings. By the end of the course\, newly licensed agents will have a stronger foundation for working with lenders\, guiding clients through financing options\, and supporting smooth real estate transactions from contract to settlement.Instructor: Maryland REALTORS Cancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS  in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time.Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.CAR may cancel courses due to low registration up to two days prior to the date of the class.
