DESCRIPTION:Maryland Ethics \nTopic "D" | 3.0 Hours \nRequired by ALL licensees after first renewal. Ethical conduct is the foundation of a successful real estate career. This comprehensive course explores the relationship between the Maryland Code of Ethics and the National Association of REALTORS  Code of Ethics\, helping licensees understand their professional responsibilities and the standards that guide ethical decision-making. Participants will review the history and purpose of both codes\, compare their key provisions\, and examine how ethical obligations apply to relationships with the public\, clients\, and fellow licensees. The course also provides an in-depth look at the enforcement process\, including complaint procedures\, interpretation of ethical standards\, and potential disciplinary actions. Through real-world case studies and interactive discussions\, attendees will apply ethical principles to common practice scenarios such as agency relationships\, disclosures\, fiduciary duties\, open houses\, inspections\, settlements\, and interactions with other agents. Additional discussion will address emerging ethical concerns\, including property flipping and predatory lending practices. By the end of this course\, licensees will have a stronger understanding of ethical requirements\, enforcement mechanisms\, and best practices for maintaining professionalism and public trust in real estate transactions.Instructor: Steve ParsonsCancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS  in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time. Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class. CAR may cancel courses due to low registration up to two days prior to the date of the class. In the event that CAR must cancel a course\, all those who paid for registration will issued a refund.
