Ocean City 101 provides a comprehensive overview of the town's history\, governmental structure\, community associations\, zoning considerations\, and property ownership models that shape real estate transactions in Ocean City.Participants will explore the differences between condominiums\, homeowners associations\, cooperative mobile home communities\, timeshares\, and boat slip ownership\, while gaining a practical understanding of governing documents\, community governance\, and ownership rights. The course also examines important legal and contractual issues\, including condominium resale certificates\, disclosure requirements\, reserve study legislation\, and common transaction pitfalls that can impact buyers and sellers.Designed for real estate professionals working in the coastal market\, this course equips attendees with the knowledge necessary to navigate Ocean City's unique regulatory and community landscape\, better advise clients\, and reduce transaction risk.As a required course for the Coastal Area Local Specialist (CALS) Certification\, this class equips real estate professionals with the local knowledge and community-specific insights necessary to demonstrate expertise in one of the region's most sought-after markets.1/8 courses required to obtain the CALS Certification.Instructor: Joe Wilson & Peter BuasCancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS  in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time.Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.CAR may cancel courses due to low registration up to two days prior to the date of the class.
