Property management requires more than collecting rent and maintaining properties it demands a thorough understanding of Maryland's evolving landlord-tenant laws\, fair housing requirements\, regulatory compliance\, and risk management practices. This course provides newly licensed real estate professionals with a practical overview of the legal and operational responsibilities involved in property management. Participants will explore Maryland rental housing regulations\, including lead-based paint requirements\, smoke detector laws\, rental registration requirements\, lease agreements\, disclosures\, and property management contracts. The course also examines significant legislative updates impacting landlords\, tenants\, and property managers\, including recent changes to rental stabilization\, tenant protections\, landlord entry requirements\, pet policy disclosures\, mold regulations\, fair housing protections\, and notice requirements. Through real-world scenarios and best practices\, attendees will learn how to screen tenants fairly\, work with housing voucher programs\, manage rental properties effectively\, handle common property management challenges\, understand the eviction process\, and navigate landlord and tenant responsibilities with confidence. The course also reviews fair housing considerations\, including source-of-income protections and service animal accommodations. By the end of the course\, students will have a stronger understanding of Maryland's landlord-tenant framework and the tools needed to reduce risk\, maintain compliance\, and provide professional property management services in today's changing regulatory environment.Instructor: Maryland REALTORS Cancellation Policy - Cancellation requests must be submitted to Coastal Association of REALTORS  in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time.Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.CAR may cancel courses due to low registration up to two days prior to the date of the class.
