Brokerage Relationships, Agency, and Seller Disclosures: Understanding Maryland’s Requirements
Topic “H” | 3.0 Hours
Required for ALL licensees.
Stay compliant and confidently guide your clients through Maryland’s brokerage relationship and disclosure requirements. This essential course provides a comprehensive review of Maryland laws governing brokerage agreements, agency relationships, seller disclosures, and licensee responsibilities in residential real estate transactions.
Participants will explore the various types of brokerage relationships, including seller agency, buyer agency, dual agency, intra-company agency, and interactions with unrepresented parties. The course also examines required brokerage agreement provisions, duties owed to clients and non-clients, confidentiality requirements, disclosure obligations, and recent statutory changes impacting brokerage agreements.
In addition, students will gain a thorough understanding of Maryland’s Residential Property Disclosure and Disclaimer requirements, including latent defects, seller responsibilities, disclosure timelines, and common compliance pitfalls. Real-world scenarios and practical applications will help licensees recognize material facts, avoid disclosure violations, and navigate complex agency situations with confidence.
Designed to satisfy Maryland Real Estate Commission Core curriculum requirements, this course equips real estate professionals with the knowledge needed to protect consumers, reduce risk, and uphold the highest standards of professional practice in residential transactions.

Cancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS® in writing via email to [info@coastalrealtors.org](mailto:info@coastalrealtors.org) at least twelve (12) hours prior to the scheduled class start time.
Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.
CAR may cancel courses due to low registration up to two days prior to the date of the class. In the event that CAR must cancel a course, all those who paid for registration will issued a refund.
