Condo Lending Essentials: Understanding Financing in Condominium Communities
Topic “F” | 1.5 Hours
Required for CALS Certification

Condominium financing presents unique challenges that can impact transactions, contract timelines, and a buyer's ability to secure financing. This course provides REALTORS® with a practical understanding of the condominium review process and the key documents lenders use to evaluate condominium projects.

Participants will explore the purpose and requirements of the condominium questionnaire, including the current Form 1076, and learn how lender guidelines have evolved. The course also examines homeowners association (HOA) budgets, reserve funding considerations, insurance requirements, appraisal reviews, and common red flags that can affect loan approval. In addition, attendees will gain insight into condominium hotel ("condotel") properties and the differing eligibility standards established by major secondary market agencies.

Through real-world examples and discussion, licensees will develop the knowledge needed to identify potential financing issues early, communicate effectively with buyers and lenders, and help transactions move more smoothly from contract to closing.

  • HOA budgets, reserve studies, and financial red flags
  • The "Big Four" condominium insurance requirements
  • Appraisal considerations and property inspection waivers (PIWs)
  • Condotel financing challenges
  • Differences between Fannie Mae and Freddie Mac condominium guidelines

Cancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS® in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time.

Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.

CAR may cancel courses due to low registration up to two days prior to the date of the class. In the event that CAR must cancel a course, all those who paid for registration will be issued a refund.

Pricing

Continuing education courses are offered as a free member benefit to Coastal Association of REALTORS® members.

For non-members, registration is available at a rate of $35.00 per person.
