Principles of Real Estate Practice: Advertising, Escrow, and Common Ownership Communities
Topic “L” – 3.0 Hours 
Required for agents licensed after October 1, 2023 on their first renewal.

Gain a practical understanding of key real estate principles that every newly licensed Maryland REALTOR® needs to know. This course explores the legal and ethical requirements surrounding advertising, the proper handling and disclosure of escrow funds, and the unique considerations involved in common ownership communities.

Participants will learn Maryland Real Estate Commission advertising regulations, including social media compliance, team advertising rules, broker supervision responsibilities, and best practices for presenting a true and accurate picture in all marketing efforts. The course also covers trust money requirements, escrow agreements, dispute resolution procedures, and recent legislative updates affecting the release and handling of escrow funds.

In addition, students will examine homeowners associations, condominiums, and cooperative housing communities, including resale package requirements, buyer rights, contract termination timelines, reserve study requirements, and fair housing considerations. Through discussion of real-world scenarios and current regulations, attendees will strengthen their ability to protect clients, remain compliant, and navigate transactions with confidence.

  • Understand broker responsibilities and team advertising regulations.
  • Properly handle, disclose, and manage escrow and trust funds.
  • Navigate escrow disputes and contingency-related contract terminations.
  • Explain HOA, condominium, and cooperative housing requirements to clients.
  • Recognize fair housing considerations and recent legislative changes affecting common ownership communities.

This course is designed to help newly licensed real estate professionals build a strong foundation in compliance, risk management, and client representation.

Cancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS® in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time.

Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.

CAR may cancel courses due to low registration up to two days prior to the date of the class. In the event that CAR must cancel a course, all those who paid for registration will issued a refund.

Pricing

Continuing education courses are offered as a free member benefit to Coastal Association of REALTORS® members.

For non-members, registration is available at a rate of $35.00 per person.
