Rental Property Issues: Navigating Today’s Rental Market

Whether you're working with vacation rentals, seasonal properties, long-term leases, or short-term rental platforms, understanding the unique legal, operational, and risk-management issues surrounding rental properties is essential. This comprehensive course provides real estate professionals with a practical overview of the rental housing landscape, including property management fundamentals, agency relationships, rental agreements, disclosure requirements, tax considerations, and evolving legislative issues.
Participants will explore the distinctions between short-term, seasonal, long-term, and vacation rentals, while gaining insight into popular platforms such as Airbnb and VRBO. The course also reviews essential forms and agreements, including license agreements, seasonal leases, long-term leases, and holdover tenant provisions. Special attention is given to landlord, tenant, and agent responsibilities, lead-based paint requirements, rental tax collection, and strategies for reducing liability while identifying revenue opportunities within resort and coastal rental markets.
By the end of the course, attendees will have a stronger understanding of rental property regulations and best practices at the federal, state, and local levels, enabling them to better serve clients and protect their business interests.

Cancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS® in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time.
Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.
CAR may cancel courses due to low registration up to two days prior to the date of the class. In the event that CAR must cancel a course, all those who paid for registration will be issued a refund.
Continuing education courses are offered as a free member benefit to Coastal Association of REALTORS® members.
