Understanding septic systems is essential when working with buyers and sellers of properties that rely on onsite wastewater treatment, particularly in coastal communities where environmental and water quality considerations are critical. This course, which is a required component of the Coastal Area Local Specialist Certification, provides REALTORS® with a practical overview of how septic systems are designed, installed, operated, and maintained, along with the key factors that can affect system performance and property transactions.
Participants will explore the components and function of conventional and advanced treatment systems, the critical role of soil and site conditions, nutrient removal technologies, and public health considerations related to wells and wastewater management. The course also covers septic inspections, common signs of system failure, repair options, maintenance best practices, landscaping considerations, permitting timelines, and funding opportunities through the Bay Restoration Fund.
By the end of the course, attendees will be better prepared to identify septic system considerations, interpret inspection findings, discuss maintenance responsibilities, and help clients navigate the unique challenges associated with properties served by onsite sewage treatment systems. This knowledge is particularly valuable when assisting clients in coastal markets where onsite wastewater systems are common and environmental stewardship is a priority.

Cancellation Policy: Cancellation requests must be submitted to Coastal Association of REALTORS® in writing via email to info@coastalrealtors.org at least twelve (12) hours prior to the scheduled class start time.
Registrants who do not attend a complimentary class and fail to provide the required advance written notice will be considered a no-show and will be invoiced for the standard tuition fee associated with the class.
CAR may cancel courses due to low registration up to two days prior to the date of the class. In the event that CAR must cancel a course, all those who paid for registration will be issued a refund.
