Description

Ocean City 101
Non-credit Course
Required for CALS Certification

Gain the local knowledge needed to confidently serve buyers and sellers in one of Maryland’s most unique coastal real estate markets. Ocean City 101 provides a comprehensive overview of the town’s history, governmental structure, community associations, zoning considerations, and property ownership models that shape real estate transactions in Ocean City.

Participants will explore the differences between condominiums, homeowners associations, cooperative mobile home communities, timeshares, and boat slip ownership, while gaining a practical understanding of governing documents, community governance, and ownership rights. The course also examines important legal and contractual issues, including condominium resale certificates, disclosure requirements, reserve study legislation, and common transaction pitfalls that can impact buyers and sellers.

Designed for real estate professionals working in the coastal market, this course equips attendees with the knowledge necessary to navigate Ocean City’s unique regulatory and community landscape, better advise clients, and reduce transaction risk.

As a required course for the Coastal Area Local Specialist (CALS) Certification, this class equips real estate professionals with the local knowledge and community-specific insights necessary to demonstrate expertise in one of the region’s most sought-after markets.
